Why categories and amenities matter Categories and amenities are team-wide lists. They keep listings consistent so agents, filters, and matching speak the same language. Without shared definitions, one agent writes “parking” in prose while another skips it — searches miss listings and clients lose trust. Members with settings access maintain these lists; all agents use them when creating listings. Property categories Open Properties → Property categories in the sidebar. Categories are labels your team assigns to listings — for example “Luxury”, “New construction”, “Commercial lease”, or neighborhood campaigns. A listing can carry multiple categories. Managing categories Typical actions (depending on your permission): Create a category with a name and optional description Edit naming as your marketing language evolves Archive categories no longer used (existing listings retain history; new picks hide archived entries) Use categories for: Internal reporting slices (“how many luxury units active?”) Filter chips on the properties list Team coordination (“focus on Category X this week”) Keep the list short and meaningful. Too many categories dilutes filters; too few limits segmentation. Amenity definitions Open Properties → Amenities . Amenities describe structured attributes — not one-off sentences in the description field. Examples: Parking (choice: none, open, covered) Elevator (yes/no) Storage area (numeric m²) View (text) Each definition includes a type that controls how agents fill it in and how filters behave. Residential teams often prioritize parking, floor level, storage, and heating; commercial teams may add frontage or license type. Archiving amenities Retire outdated amenities with archive instead of deleting history. Archived amenities stop appearing on new listings but preserve data on existing records. Using categories and amenities on listings When editing a property: 1. Pick one or more categories from the team list 2. Fill amenity fields in the amenities section — required amenities may be enforced by team policy even if the form allows skip Prefer amenities over duplicating the same fact in description text. Filters and matching read structured fields; prose is invisible to them. Coordination tips for team leads Workshop the list — Agree on ten to twenty core amenities before bulk entry Name clearly — “Parking type” beats “P” in dropdowns Review quarterly — Archive seasonal campaign categories Train new agents — Point them to this page and the properties tour Relationship to matching Buyer requests specify desired property kinds, budgets, areas, and often parallel amenity requirements. Consistent amenity entry on listings directly improves match counts shown on property cards. If matches seem low, audit amenity completeness before assuming something else is wrong. Permissions Reading categories and amenities requires property-category and amenity-definition read permissions. Creating or archiving definitions requires manage permissions — usually owners and senior agents. Regular listing agents interact with pick lists daily but may never open the settings pages. That separation keeps data clean without exposing configuration to everyone. Well-maintained categories and amenities pay off in faster search, cleaner client PDFs, and fewer “why didn’t this show up?” moments across the desk.
